The customer doesn't care if you did everything right except you forgot the steering wheel.

In the end the process is the same as a cash paying tenant, except that inspections can take a bit of time unless you know people at CMHA, etc.

And check that it is legal...quite a few states will not even allow you to do the Owner/Builder thing except on your own residence.

If you don't provide exceptional service, they will never come back again. the whole, "Under New Management" isn't a good look for businesses.

There are some minor exceptions, but pretty much you pay the same day, and in some places like 5 minutes after the sale or you even pay up front before you bid and then get your money back if you don't win.Good luck and best wishes....happy bidding.

A solid 90% of my transactions this year have been co-living investments because the strategy works exceptionally well in ATL. 

There is no additional fee for any of the payment services like ACH (except credit card - which the tenant pays for if they use one of those).  

Exceptions sometimes made for our studio and 1br units on extended stays.- Reservation holder must be on site during stay.
