I wanted to start this topic just to hear some of you out on the what you dealt with doing a development, what the process might entail such as time length of this project, hiccups along the way or any other good pointers that might help someone like myself going thru this process for the first time.

It looks to me like your contractor missed the memo on wanting to convert the units or he isn't sure what that really entails. 

, I can only generally assert that filing bankruptcy (BK) can delay the auction by a month or so, but it's a last-ditch measure.

I network with hundreds of realtors and peer banks, and for all of them, nationwide, for over 25 years, it doesn't work that way....i will wait for your next post where you assert again, your own personal experience as a common function that happens all the time all over the place.

Bottom line is that to create the possibility of the goal you outlined starting from where you are will entail an entre into the real estate BUSINESS as well as real estate INVESTMENT.Here’s what NOT to do.

The latter entails potentially switching your circles, maybe joining a country club and/or rotary clubs.

I think some people do not understand fully what REI entails and how much hard work it really is.

I don't have a problem dividing the space, which will entail extending the plumbing and adding a new electrical service for the second space, but I don't have the liquidity to pay a TI allowance.
