Why would anyone pour their time, energy, and wisdom into a complete stranger?

The part-time Super would be happy to get significantly more hours, and we would all get someone reliable that we know & trust who understands basic plumbing, basic-electric, carpentry & painting to handle our tenants' needs as they come-up.

It's not just some money sitting around it was hard earned with their time and energy or it could be family legacy money that was passed down to them which is just as important.Right now investors can get about 5% just sitting liquid in the bank but taxed at the highest rate.

This 4plex is in a class C or D neighborhood (not exactly sure which) but my realtor and I saw the potential in it due to the cash flow/COC numbers we calculated and the fact it had a ton of work done to it in 2017 to get it to decent shape (all new electrical, furnaces, HWHs, renovated apartments, new roof, all doors and windows, etc.) 

2) I will very likely need to pull permits for this property and I don't want to and up in a lurch as I am relying on the ability to update the electrical to make this deal happen. 3) Any thoughts as to whether to try to have it rezoned to residential or to multi use?

Learned about clean out, demo, plumbing, HVAC, electrical, flooring, design, floor plans, functionality of a home, landscaping, and all the nerves and excitement that come with this business!
