I hear Utah is a popular vacation destination.

A happy medium could be looking into a STR in a destination area.

No beaches, or major destination spot nearby.

I guess my biggest piece of advice would be the same that @Avery Carl and @Luke Carl gave me when I got started which was first and foremost look to invest in a true vacation destination.

I think it'll come back, but places like Portland (with govt rules) are starting to lose interest as a buying destination.  

Paired with consistent weather, vacation destinations, military bases bringing in potential renters and OOS monies, beachfront rentals, Billion dollar developments and a variety of other things, you can bet money (the down payment or leveraged benefits on your MF property) that your investment is bound to be a beneficial one.

My only concern is an uptick in short-term regulations and restrictions for the smaller destination communities that do not have large scale medical resources to combat any surges in cases.

We need to get Covid a little further in the rearview mirror for the best data, but as it stands the drivable destinations have proven to be more recession resistant than the fly-to destinations.

This isn't a big surprise- it's a major tourist destination.
