I've seen individual municipalities offer those same protections despite the state not offering them. 

And yet, most investors, big and small, individual to institutional, tend to only focus on one thing: the monthly management fee.

I would prefer not to have to commit to an agent at this time, so an individual who has great real estate experience but is not a realtor is preferred.

LLC always has EIN but not the individual part of SDIRA.  

In both of those situation the land remained whole as one tract essentially owned by the condo association (HOA) while the individual units were sold to individual owners.
