I live in LA and buying on terms for a $900K modest house in Sherman Oaks CA is tough, but in Las Vegas NV its alot easier to find a starter home at $150K.

If I have 5 rental properties in Las Vegas but I make less than 66 2/3% of the average annual wage, do I need a business license?

I've recently been studying and listening to info on wholesaling Real EstateAre there any individuals  or groups doing this in the Las Vegas area.

In my opinion, the market in Las Vegas right now is very difficult, as sellers are expecting higher and higher prices, banks seem to be content to sit on inventory rather than sell at discounts, and most good fixer deals are going for all cash and fast.

I have a full time job in healthcare and I also got my real estate salesperson license 3 years ago here in Las Vegas.

What's actually happening here is that "lower income" residents are moving to places like Victorville, Barstow, the inland empire and in some cases Las Vegas.
