If agreeable, ask the broker to prepare/submit a Contract Addendum to you with those terms noted (including that the seller will conclude the transaction directly with the broker).  

Way to jump to conclusion..... you all immediately concluded that this person had a prior criminal records that would have prevented them from renting this unit...... and the local government is responsible for all of this happening....So law enforcement never gets shot at while serving a warrant/evictions in "red states"?....
