HiI have managed a large complex in Morgantown for about 7 Years.

The idea in apartment complex or hotel searching is that you need to find something that you can immediately improve (then probably refinance).What should you be looking for exactly that lets you know you can improve this property right away?

They were involved in state and federally funded projects which are fairly complex as they can have multi-layered equity, subsidies and financing.

If I no longer feel safe at the complex I am currently living in is there anyway I could terminate the lease early?

This also adds some complexity to the Quickbooks tracking of my business as well.  

It's supposedly the best building in the complex, and all-in-all fairly clean, attractive and safe.Situation:There are current tenants, a family who has been there 7 years who do not plan to leave (his elderly mother lives next door).

What also makes me pause is, even though this is a small rural town, there is another seller trying to unload an 11 unit complex, who sounds equally as motivated.
