So I am brand new to RE and looking for a supplemental income, then hopefully to quit my corporate job.

Any language used would be helpful.At the time of lease signing, do you have the parent sign a section on the actual lease, or a supplemental form?

I figure to have them paid off in 22 years.Flipping with others people's money is simply a short term strategy which will supplement my current income.

My goals are:- to obtain my R.E. license (just signed up for at home study course)- to obtain multifamily properties for the purpose of supplementing and replacing my current income (territory sales rep - would like to be home with the kids more if you catch my drift).- to keep learning and networking/upgrade to Pro or Plus account.- and yes, eventually,  fix and flip like all the cool TV shows.

Maybe they should just send a supplemental tax bill to everyone?

I watched some pitches from his free DVD and supplemental online videos and became intrigued by his methods.

Ultimately, it would be nice to make a lot of money, but in the beginning, I'm just looking to supplement my income.

You could use that cash flow to supplement your pay down of the multi-fam (since the mortgage will be higher if you put a smaller down payment) but this strategy is a better way of leveraging the bank's money and not your own, and move you down the path of higher net worth, owning more investment properties, sooner, rather than later.I recently purchased 3 positive cash flow producing turnkey properties in much less expensive markets.

I'm hoping this is the start of a good thing that will help supplement my income and generate more savings to purchase my first rental property in Spring of 2014!
