That's a vague plan, and it looks bad for 2 reasons. 1) It's too close to what a realtor actually does, and 2) It just sounds more greedy to say "split the profits" when you have no skin in the game.If you have expertise in foreclosures, and want to make a legit business helping people get out of those predicaments, a coaching or consulting role would probably be a much better option.

He just manages the system and inserts himself as needed to provide some coaching or help close a deal.

While I made it clear that I was looking for a very specific course of instruction and coaching, Brian pulled out the guru spiel and convinced me that his full one-year coaching program, for $7,000, would be in my best interest.

Since I enjoy coaching, teaching, and mentoring them to have successful businesses, this has taken precedence over my own investing.

I have a potential 2023 goal of either getting a great personal mentor/coach or joining a legit, value-add mastermind type group.

@Monica Pogue many gurus tell newbies 401k’s are a scam because they want access to those liquidated funds to sell coaching or just pawn off some pocket listings.
