So, while at the end of the day, you can do anything you want that your investors/lenders agree too, but it very much against the grain for you to both borrow money from them, keep all the upside, charge a fee to your lenders.  

Just curious how it really  turned out if it only made 10K average investor who would have had to borrow money would have been in the hole on this flip..So if you care to share the details I bet others would be very interested.OH i see your with velkesman I know those guys they charge money to get into their program..

I always make it a point to be upfront with my clients about potential fees from some of the lenders I work with, like application fees, appraisal costs, and others.

In the furnished rental space, we charge a premium because our units are furnished.
