Tyler Weiss What do you make of this crack in foundation
19 September 2020 | 8 replies
the vertical and diagonal cracks are concerning, OH is ground zero for foundation problems, I have stabilized several with horizontal cracking and bowing walls, but this makes me wonder if you have footing movement, I know of several homes here in WI that were built on unstable soil that has caused similar cracking, the houses often sink over time. there are methods to circumvent with piers or coils, my opinion is, if the deal is VERY good and you can monitor year to year and the cashflow is your play, its rare that houses fall down, consider the base value as static, dont count on appreciation in the future. you could be ok.

Brady Wise Newbie from Fort Worth, TX (Cleburne) - Fairly lengthy intro
18 January 2017 | 9 replies
@Brady Wise  Just my two cents, but if you are really interested in real estate, I would get a degree in Finance or Real estate or Accounting or even possibly engineer.I cant tell you how often knowing the mechanics of electrical circuits or even statics from my engineering degree, or how understanding Present value, or cost of capital etc from my MBA has helped me to quickly understand what mortgage brokers, or contractors or real estate agents have helped me when trying to understand a necessary repair, or obscure part of getting a deal done.Yeah, it might not be explicitly necessary, but having a degree will help you.

So, if you don't need brushed nickel, flat black, for a specific design outcome, etc, just do chrome.I like putting in a handheld shower head, in the bath/showers, then it can work for all heights and is easy to change, if need be.

Some of which we can reuse again, like tools and supplies. We decided on a deeper more squared-off kitchen sink, a modern faucet (spring with hose), bright matte white interior paint all over the house and garage, The countertops are now carrera marble laminate formica with a deep layer of high-gloss clear resin coating, matte black faucets and bathroom handles, while all other knobs, dishes, stoppers, and 'house earrings" are brushed nickel.
J J Moody newbie analysis paralysis - which numbers matter
4 July 2022 | 8 replies
Cash-flow is dictated by the city/block cap rate, it's like hidden static number with very little deviation, if market rent is $2000-$2,200 that's what will you get, you could have the number in zillow, so it's no longer important factor; number matter if you buy in rental property.
