There is also a 60-day notice to vacate for no-clause termination of tenancy and a 60-day notice requirement for rent increases.In the past I've sent a notice to the tenants 1 month in advance laying out their options to renew the lease or terminate the lease and move out.

The Federal Housing Finance Agency (FHFA) today announced that Fannie Mae and Freddie Mac (the Enterprises) will conclude their single-family rental pilot programs and then terminate their participation in the single-family rental market except through their previously existing investor programs – Fannie Mae’s Multiple Financed Properties and Freddie Mac’s Investment Property Mortgages.Not trying to discredit anything, but this was a 2 year pilot program.... seems like plenty were able to do ok prior to that, wouldn't it be likely they could continue after as well?

The downside is that the qualified contract process takes a lot of time (about 4 years to fully implement) and can only be done after a specific point where it is allowed by the terms of the LURA (which is sometimes much earlier than the restriction's termination date without the qualified contract).This isn't a do-it-yourself strategy for a beginner--you need competent counsel with experience in doing this.

Most of the time you will need to place the other party on notice that they are in breach of the agreement, and you would like to terminate for cause.
