At a bare minimum you should be increasing to cover your increased costs. 

Having a tenant in place isn't ideal but even if you could make the bare minimum of $5k or something that is still a win, especially if it's your first wholesale deal. 

I asked my agent to go to the property to see what's going on and it turns out there's barely been any work done at all since the demo.
