Very cool to see technology advancing, but I can't help but think about movies like "Terminator" and "I, Robot" when I see artificial intelligence being implemented.

In Philly taxes are collected/withheld/remitted automatically.

One big concern I had was around the lease term automatically switching to month to month after the initial 1 year term.

Also the CRM will automatically do follow up leads for you as well.

When the owner died, the property would automatically go to the remaindermen who could sign.      

Also, relying on convictions as an automatic disqualifier violates the Fair Housing laws.

It would be nice to have a text app where if I am selling a couple of properties and I get text inquiries about the properties, the text app automatically sends the person phone number to a google spreadsheet.

@Kevin McDonald what does your current lease state, does it automatically go month-to-month if the tenant doesn't give notice?  

The bank will not automatically call the loan "Due" ( i.e. accelerate the loan) but it has the right to do so and probably will if it notices the transfer.  

For example, if I have a mortgage with Wells Fargo, I can set up automatic payments, I can see all my past payments, I get a up-to-date principle and interest calculation, and I get a document at the end of the year letting me know how much I have paid in interest.
