It seems if we want to make this legal, we need to start from the beginning, which is kind of a shame because the structure is livable, so just wanted to see if we have any other options.

It's a shame you lost it but it's water under the bridge now.There are two things you could do in the future to avoid this:1.

It would be a shame to get too far down the rabbit hole without chatting this out with a probate attorney (it's not my focus, sorry).Tim's right that the court can "quiet title" to the property if need be, but if memory serves that involves a formal legal proceeding that actively seeks out folks that have interests in the property, to make sure the right people have first shot.

Strangely enough I have propane right now in San Jose, CA (gas line was never extended from the street to up where I rent a modular house on a large parcel, probably owners didn't want to pay for it), it is a shame how expensive it is..

Even so, I wouldn't invest in Nashville with the expectation that you will be able to operate a STR / Vacation Rental, at least until the legislative smoke clears.It's a shame that municipalities and the hysterical uninformed minority can trample property rights to this degree, but that's the situation we're facing in Nashville right now.

It's a shame to have to consider the political climate of a state when making investment decisions, but I guess that's often a big factor in the RE game.
