I'm not sure how title companies will feel about this, but I think Illinois being very pro-tenant is going to also be very pro-consumer (or anti-wholesaler).

And remember in any MLM the top of the pyramid those folks make boat loads of money on all the ants below them I am not anti paid coaching but it think reality has to come into play as others have stated Account Closed its takes more than a course to be successful at real estate.

As much as we'd like to be "socially responsible", the reality is that certain groups of tenants don't appreciate improvements - they are looking for somewhere to sleep and store their things as well as a rent level that reflects just that.Further, after having been personally attacked by various anti-gentrification groups, I've come to realization that you are damned if you do, damned if you don't.
