I'm not sure how title companies will feel about this, but I think Illinois being very pro-tenant is going to also be very pro-consumer (or anti-wholesaler). 

Just so you know, any transactions over $10k have to be reported by banks (anti-fraud/anti-terrorism laws).  

NJ has an "anti-eviction" statute that effectively prevents that kind of rent rise.

The anti-MLM on Reddit is worth its weight in gold, I see the huns are out in full force defending it to the bitter end as they always do.

As much as we'd like to be "socially responsible", the reality is that certain groups of tenants don't appreciate improvements - they are looking for somewhere to sleep and store their things as well as a rent level that reflects just that.Further, after having been personally attacked by various anti-gentrification groups, I've come to realization that you are damned if you do, damned if you don't.
