But it so reminded me of were I lived in the Napa valley.. with the wine the golf  Plus a great big lake I could not resist And skiing 45 minutes away..

not that I wanted to but the timber business I did from 92 to 2001 was very seasonal here in the Northwest and my partner went to Maui after elk hunting season and I stayed at my home in the Napa valley basically playing golf 5 days a week.. maybe a little snow skiing.. and I got board of it after a few years.. that's when I decided to fire back up and chase foreclosures and fire my Lending license back up... but nothing wrong at all with stopping to smell the roses.. and for me personally real estate I love it .. its a lifestyle always has been.. has not been all wine and roses think 08 to 2010 when I lost millions.. but I would not trade it for anything..

Thanks in advance for all input.Maybe think about replacing that wooden staircase with a metal one (look online for vendors).Then you will not have to revisit this issue in the future.Also ask your insurer if there is an increase or decrease in premiums for the metal one.The ones with concrete treads are superior to the wooden treads because they don't rot and let a renter or guest fall through.The ones with the mesh metal slip resistant treads can look industrial, but might be a viable choice.And your manager is probably marking up labor for his/her General Contracting the job..

@Robert White  the rub when I read the article is there is a limited supply of these permits 60 in a town of over 50,000.... and literally Millions of tourist a year visit Napa Sonoma wine country. also says they will send out notification to anyone living within 500 feet who is seeking a permit I can see those folks showing up in mass at city council.
