This is what I and many many others on this site did when we started. 25 is a great age to work very hard and see benefits in a very short time compared to a 35 year old with kids who has to outsource everything shooting for a 8-12% returns due to life obligations.

For example, if your place rents for $3500 (and lets assume 6% vacancy) Nomad charges 4% with a flat $1250 listing fee to take professional pictures and list it on 20 different sites for you that would cost $2697.60 for the year.

. #2 is also a good way to find off market deals which is where you can save the most even if it's just buying a house direct from the owner w/o an agent.

At the time I was having about 10 hours/month of property management I was doing but most of this was 2 hours per week driving around to visit my properties and make sure they were all in good shape and didn’t need any external maintenance.

According to the IRS guidelines, mobile homes set on concrete blocks and that are always capable of being moved from their sites on their own wheels are considered personal property (5 year).

As for how they know they’re getting a good deal, some of these sites that allow you to list your tradelines and match you up with renters/borrowers (or however you wanna refer to them) will list out the details of the tradeline that matter such as how long the credit line’s been open, the credit limit, balance on the card and your credit score.
