Construction skills, loan skills, financing skills, legal understanding, real estate transaction skills, etc all greatly help.Personally I wouldn't deal with someone that has no money, lacks experience, or some kind of resources.

Would definitely suggest tapping into some groups that can offer you guidance and resources as you start this business.

To me, it looks like the BRRRR calculator and Rehab calculator would help supplement the missing rental portion.
