Is foundation issues a deal breaker for buy/hold investment under 100K?

I am having a detached garage built next to one of our properties and need some concrete/foundation contractor references.

In the time since I first joined biggerpockets,  we've launched a roofing company that's being franchised nationally, a toxicology lab, a scrubs company with Patch Adams' foundation, and a handful of other ventures - but investing in real estate I feel like a permanent neophyte!

As long as it’s not sinking into a corner or off the foundations, it’s typically ok -an experienced inspector will tell yo if there is a problem- I use pro-home inspections- Mark Felion out of St Paul

So far I have found @David Greene 's, book on Long distance real estate investing insightful an helpful in laying out a foundation from which to proceed.

The items with open ended costs J lists in his book are septic, foundation, leaks below slab and mold issues.

How do you deal with foundations and anchoring - slabs? 

I managed the 13 units in question for one year and found at least 80% of my time was at the desk.
