My leverage on it will be extremely minimal;  one years' income would currently cover 4 years of carrying costs, and barring something like an atom bomb, I see no reason I wouldn't go into year 7 with at least 2 years income stashed.Since this isn't my "bread and butter" type of work, I just don't have the years under my belt of following the industrial market here.

I researched the hot tub option.First I found out that the 98% of the competition didn't have them and may place already stays full without one.Second, I talked to some people that have them and they said they wish they didn't have one or didn't need one to be competitive.If you do you have you need to have a contract with a sauna company to do the maintenance to minimize your liability.I would the a pool would have the same issues applied to it.So if you don't need one of these to be competitive them skip the headache.

At this stage I think we'll probably just go forward with things the way they are and try to get the property paid off in the next 5 yrs so that we don't have to worry about the fluctuating interest rates.This is why we started on such a small scale after all... so we could learn the ins and outs with minimal $ at stake.
