Front stairs and walk way need some TLC the steps are cracking at least power wash and fill cracks in if you don't want to replace with pavers or bricks.

It could be a wash as far as the actual ROI on your capital, but at least when you have 2-3 deals your capital is spread out more, you don't have as much at RISK in any single project.

We also gave them materials on usage habits that would reduce their water consumption.Once the shadow billing was underway, we updated the toilets (1.25 usg UHET), shower heads (1.5usg/min), faucets (new aerators where possible - 1.5usg/min) so the tenants could see the impact of water efficiency measures and know that we were committed to helping them minimise their water consumption.We also replaced the existing laundry machines with HE units - provided by a 3rd party in a revenue share arrangement.

When I saw the house I pulled over to the side and took a look around and it seems to be in a decent condition outside wise (roof looks fine just needs a pressure wash) maybe some new paint to spruce it up and some yard work, but other than that it looks decent..

Bedrooms and bathroom upstairs, and living room, dining room, kitchen and laundry on first floor, and access to basement.Building needs some repair since its old, but being that its fully rented I assume there aren't any major problems or it would not have passed inspection.Mortgage on it was taken out for 118k back in Dec. 2011.City taxes are $7273 annually and school taxes are $5510 annually.For the attached building:a mortgage was taken out for $27700 back in April 2010.City taxes are $3602 annually and school taxes are $3322 annually.So I was thinking of buying both to have 6 units and a commercial space to rent out for a convenience store or something of the sort.
