I feel that if keep postponing my first purchase I'll regret it and lose precious time I could be learning and gaining equity!

I recently purchased a SFH and a Triplex in Abilene and used Augusta Realtors. 

Chasing properties with no potential is a waste of your precious energy. 

AirDna shows August as the slowest month for Sedona.

We are in what is called midcoast near Augusta.  

I see high net-worth people at these events because they see the benefits, too.My world changed dramatically for the better when I invested $5,000 (that was precious money) to attend a Jay Abraham conference in 1995.

Somewhere between Augusta blvd & north avenue.( Maybe around Hamlin & division. ) properties are cheap because the area is not the best, a bit of a sketchy neighborhood.

During my own house hack search this year I visited a property at Augusta & Saint Louis Ave and was turned off by the area.
