This will vary from market to market, but you want to understand your market IS, NOT what you WISH it was.

I wish it was easy to make them pay for their nondisclosure but I suspect that will not be the case (consult the local attorney).

I ask them to sign and return by a certain date if they wish to stay, then remind them that if they are leaving, notice is due x date.
