I think your estimate is close to accurate for virtually hands off cost assuming nothing unusual with the lot and standard new grade build. 

It's not unusual now days for duplexes to be 25% or higher for a d.p. unless it's special financing (FHA,V.A.). 

It sounds like you have but, at the same time, it's unusual that a few people called you back and offered less.
