I have tons of mails that come on a weekly basis, i could spot an ad once i touch the envelope, and it's span of time before going to the trash is about 3 seconds.

That said, I've reduced the price three times in the span of those five months.

This may be difficult for a non-local, but would certainly help the numbers.Agree with the other Hawaii investor, looking at public sales records and/or MLS you can fairly easily get historical sales prices over the long term (20+ years, spanning multiple RE cycles) and calculate CAGR in prices to get a good idea of long term average historical appreciation rates.

At least the replacement gives a longer life span to the equipment and reduced energy consumption due to higher efficiency levels.

The catch is to have the cash that will enable you to do the 5-7 touches to the homeowners in a span of 6-12 months consistently.

. $9000/10 years life span/12 months in a year= $75 per month and that is if they are brand new the day you buy the property. $4 won't cover much as far as roof, appliances, hot water heater, hvac, bath and kitchen remodel, etc.
