In fact, I got lucky with my first renovation and found a contractor that I continued to use for 7 years on about a dozen projects, including my own home, than on our final project he just completely shifted.  

No one knows really when a market will shift or when you are buying at the top of a market or not, but I work with a ton of investors and this market is still hot, they are still buying like crazy.

I understand that there is a "green tax" since its not common practice but I want to try and make the shift on one or two homes to see if it can be sustained on small scale projects.

My lease states the tenant takes responsibility if the technician determines the tenant has abused or neglected the appliance.I know a few Landlords that shift responsibility to the tenants.

I currently am still employed as a FF/Medic for a local department so I have some time in between shifts to work on it myself with some resources.

I could probably scour lists and send letters during my shift ( basically I have about 7 hours a night to myself at work) However my current plan is working for me so I’ll keep it for now.

I remember the major shift in my mindset when I prematurely (or I thought so at the time) bought my business cards with the word "investor" on them. 

You are shifting taxes, not avoiding them.

I am currently focused on the 3bed/2bath house that I am looking to shift to a 5bed/3bath. 

That's the perfect example with the truck, on how quickly a perspective can shift.
