to ad d a little color to the conversation I first started in the HML space in the mid 80s in SF bay Area as a CA RE broker.My dad had used HML or private money since the late 60s in Northern CA.in those days 70s and 80s most hard money or a lot of it was 80 10 10 on owner occ.. because you could not get more than 80% loan to buy a home ..

Turnkey morphed after the GFC into buying houses already done and you have less equity becasue your not on the front end and the people doing all the work have to add in their holding costs etc. hope that gives you a little color on how these transactions work and or did work..

In 11 of the previous 13 recessions since the great depression, prices rose.

Nothing better than someone's true colors being exposed and people being able to choose whether they want to do business with them or not. 

It's fast, the colors are great, and it just looks good. 

Google 'espresso cabinets floor color' and click on images-there are lots of good photos to give you ideas.

In our current residence, we built a Cinder block cactus/rose area for aesthetics.
