Don’t get rid of upper cabinets - open shelving is not a better option in a kitchen, because there is no place to hide the mess of boxes, bottles, bags, etc, which are not visually flattering.

Or worse yet, have a douche bag friend temporarily fix it for a 6 pack.If your cash flow is so small that you want to nickel and dime a tenant at the expense of your asset... then you are in the wrong business.If this is because a specific tenant is causing you a problem with "put skicky thing into drain" then don't renew.

For example, my phone reps will get excited when a seller tells them they have multiple properties to sell, but when it's a mixed bag of different asset classes (i.e. two houses, some vacant land, commercial property, etc) the buyer for something like that is unique and someone you can usually only find by listing it on LoopNet, Costar or MLS.

another option would be to use a diamond blade on the grinder and to cut out the affected area. use a spray bottle filled with water to spray the blade while in operation in order to minimize the dust. two bags of concrete mix may be sufficient to fill the void.
