Share the cost of appliance repair with tenant?
What do you think about sharing the cost of maintenance with tenant? I am considering putting it into lease at renewal.
Something like:
1. Dishwasher: 10% tenant's responsibility and 90% of landlord responsibility
2. Plumbing: 10% tenant's responsibility and 90% of landlord responsibility
....
I listed 1 and 2 because if tenant does not put sticky thing into dishwasher or drain, 1 and 2 should not happen.
What do you think? It is in Virginia.
