My compensation plan has a target equity value and Twitter will top up that value with refresh grants if the shares underperform expectations; there is still some volatility, but the way they've structured it significantly limits the downside to employees.

I would agree with others that the language on your lease needs a refresh.  

So I'm going to be replacing four clogging-prone toilets as I refresh the bathrooms, the first one being over Christmas because one student is leaving after finals and my own kid is actually moving into that room.I've had good luck with Glacier Bay basic toilets in the past. 

Their brand and structure seems to be in need of a refresh.

Especially in the MTR space there are a ton of outdated properties that won't do well without a refresh given the competition that is turning to this niche.

I am not sure what your work schedule is or how much you make now, but if you are using a low downpayment loan option put as little down as possible and use any extra capital and save what you can to renovate and refresh the property.

If you rented it for a year, & then decide to sell, you have to get the tenants out & then what repairs/ refresh will you have to do to get the property ready to list again?
