Obviously, lowering the fee and raising the rate is an option but that feels a little bit like spinning my wheels.At some point, if I'm dropping my rates far enough to compensate for a high cleaning fee, we get into the conversation of "is it even worth it to rent it at this rate and risk property damage, 4 star review, etc".

Tied to this is the fact that it is very hard for us to make informed decisions about making purchases in markets we are unfamiliar with, given the normal ebb and flow of real estate activity.That said, I am not raising this primarily to criticize these companies, but rather to focus on the practical effect of what they leave out.

But then I found out that a Nueces County (Texas) judge could order my property forfeit to satisfy a small claims JP court judgment, so I went to Allstate and raised my homeowners liability limits. :-)

In theory I pay others for this, but my CPA has not said anything - he blindly fills out schedule Es and I blindly pay my taxes, nor did the FA i paid $2K to look at my stuff raise an alarm.

Currently under contract for a large off-market residential property.Quick details: 4,200+ sqft 12bed / 5bath (2 kitchens) (No a flood zone)(Light - Medium rehab / rent-by-the-room play)My partner has been a PM in this community for 20+ years and is highly confident in this deal (as am I).The current issue is, we aren't confident the property can close with a bank due to a few seller complications.( ^Very long story, but if you want to hear it I will tell you haha)We're looking to over-raise about $335k ($255k purchase and $80k for the rehab).But we (and our contractors) know the rehab portion will come in a bit lower.Can anyone point me in the right direction?
