In forming a new entity/venture, it is OK for the IRA and a disqualified party to have up to 100% combined equity.Such joint venture transactions are often promoted loosely on the internet, including here on BP.

Sellers usually go with the first buyer they trust so speed and giving the seller a sense of confidence you can do what you say are much more important than the actual dollars offered.Mass wholesalers sell their own book, promoting rentals for "long term wealth", but like all promoters gloss over the bad sides of landlording and, in my opinion, misrepresent vacancy and maintenance - frankly by never even mentioning them and showing "cash flow" as if those realities don't even exist.

That might have actually happened on a very limited number of mtgs, or not, but that's mostly delusional, wishful thinking......or just more BS promoted by foreclosure defense attorneys looking to snag clients.

Making us go into the detailed settings just to remove someone doesn't promote camaraderie--as I suspect was the initial motivation for making it harder to remove people than it is to add them; it just makes me more apprehensive when I accept new requests because now I know how convoluted it is to try and remove people--and even then, it doesn't work.
