There aren't currently any co-working spaces in the area, but there is a university partnership moving in for an "Innovation Hub" that I think may have similar offerings and I'm not sure their cost.

I could leave it vacant and sell at a later point - but I would prefer to make some profit off of it.Would renting out during the day for filming / porn / etc be safer from a liability standpoint?

We will keep it there until I can quit my day job (hubs has some health issues so is self-employed) and flip/BRRRR full-time.

There was talk of the city becoming a tech hub, proposals for portions of the city to be enclosed in a bubble to make the winters more hospitable and a huge mall/hotel development project called (ironically) Destiny.

That will attract other tech companies to come invest and maybe turn UCR area into a mini tech hub.

Investors should know how to run their own numbers but if they are new it can be helpful to share knowledge and resources like repair estimate calculators.Possessing a strong network of relevant professionals like contractors and legal experts also adds significant value, providing investors with a comprehensive resource hub.
