As an investor in the area, I want to point out that this is extremely close to the Flint River and although not 100% sure, I would venture to say that this is in a flood plane and probably has flooded before (Google Flint River - flood of 1994).

I was getting ready to do pre fab granny unit total cost with separate utilities is going to be around 170k for 2 bedroom my area allows 1000sqft and rents are around 1600-1800 I talked to the planing department I may be able to build an actual house up to 1600 sqft fees and build out would be more but it would be a true duplex.

Maybe not profitable, but from what I read on airhostforum - they get quite a few questions from guests about bike rental, because they might be traveling by plane.
