Duplex in Columbus Georgia
314 Bonny View Ave Albany, GA listed at $24,000, if 20 - 25 grand rehab were put into it would Gross rent at or around $900 and provide a 30% roi with a 30 year loan as well as a $400 cash flow with consideration to all expenses and 10% property management. I'm 18 years old with a passion for real estate and am current taking classes for my salesperson license. I don't have the money right now to begin a project like this but I still would love to throw this play to another investor and see what anyone else would have to say about this deal. lmk your thoughts.

I actually live in ALbany and can tell you I am very familiar with this area.. I may be interested in this deal but as @MJ C. said is this property is in a flood plain, a very high crime area and the tenants you are going to get might be high attention tenants (that is not saying that you cant find good deals or tenants in low income areas. However you can not get 900 a month in that area. You may be pushing it with 400 for each side. Do you know if it comes with tenants?
