I am a new wholesaler in the Los Angeles, CA area and i need to know what is the best/fastest way to record an Affidavit of Memorandum with the county assessor/recorder to prevent a seller from closing a deal behind my back.

In Los Angeles, they opened a 30 day window to apply.

That was 9 years ago...we now live in Los Angeles area.
