It frustrates me when people say, "there are no good deals" or, "can you send me a good deal" but never define it. - What price point can you afford?

So - somewhere 2 hours away, or somewhere you like to vacation in, or where all your family lives, or where you plan to move someday.Too many people are trying to do exactly what you're doing - pick a market based on a formula - and they end up buying a random 'cheap' property thousands of miles away, turn it over to people they've never met or even spoken to, and then... lose money.  

Hey all, as the title states I'm brand new to the real estate game and I'm looking to find people in the area who are willing to loosely guide/teach me how to wholesale/flip properties.Are there any networking events in the area I'd be able to connect with?

Also, you could also hang out at some local ice rinks where people take their kids to hockey practice!

I also hold a couple of real estate forums in the area for people like yourselves to connect with service providers, GC's, etc. 

People coming into town to visit family, reunions, weddings or professionals on contracts.All that to say, don't count yourself out.

Many people buy a house with a FHA loan and then turn it into a rental but it doesn't mean it's always allowed.

There were many other questions when I read over the three different term sections that needed agreement to continue with the service, but I never got a response from support on the major noncommercial use clause.Plus, if over 2,600 people are using the product, how many times do you think an agent is going to get messages from various investors through the platform?

Those are all people that work for the company.

I've narrowed down the best return for my money in this market to a 2 bed/2 bath (with top tier amenities) - about 500 total 2/2 listings.I'm finding myself a bit stuck when analyzing why certain properties are making so much higher than the average listings when they seem to have very similar locations, amenities, style, flow of home, beds/# of people they sleep, reviews, number of reviews, etc.
