A lot of how a property manager performs will be how nice your property is, how realistic your rent amount is and the area the property is located. 

It took about 6 months of which I did the majority of the work but I was able to turn it into a 3bed 2bath house and sold it for $140,000.00 and a nice $50,000.00 profit.Now I was hooked on distressed properties but had decided I didn't much like the selling aspect of it.

There were some great places like a nice 4/3 on a corner lot, overlooking some preserve land.

Im finding some really nice deals in Northeast Ohio (Cleveland Metro) that I’d like to get some buyers on using the wholesale method of investing. 

Are all posts going into dirt or are they patios/concrete anchoring to contend with?  

Is it worth taking a chance on a house that is good looking, at a nice location etc.

Fix everything you plan to, clean it, have it professionally photographed and listed with a realtor to make sure you get fully vetted tenants and the most options.If you were a renter in today's market and walked into a new listing with a nice front photo online and it was under renovation, would you pay market value?

Left me warm and fuzzy that he'd share such personal info and he seemed like a nice guy if you can undestand the lingo.

We were happy that we got a really nice single family home for a cheap price, and the wholesaler made a sizable fee.

This is a nice benefit to technically increase the rent during the year.
