Two studies have shown rent to value ratios have never been worse implying cash flow on the average purchase is at an all time worse.

The the demand and appreciation will continue to increase because of limited building and on the Nevada side no state income tax and low property taxes.

This is the only property I own in Colorado and am curious what advantages I will have by putting it in an LLC outside of limiting my liability. 

You cannot extract from it indefinitely; there is a limit to the number of properties you canpurchase in this manner without paying back into the life insurance which does not exist on a true 100% LTV. 

@Amyson VarugheseI'm a property manager in Pierce and Thurston county.If you're in Tacoma city limits you cannot evict during the school year if their kids attend, or if their work is affiliated to the school system.I use Joshua Dabling for evictions.
