Why are you entering a hospitality business to automate your (im)personal responses when guests have an issue?

You would expect a clean title at close so if there is some issue, then either it would be resolved by the seller or the deal would fall through.

I know I know getting property won't be an issue, I've done it once and that experience helped me so much, but what if i wanted to acquire two properties this year?

Title issues tend to be the fact pattern where properties are truly not financeable but that's rarely the case when you see the "cash only" adverts.Ultimately, proceeds will be transferred through a title company and its not as if the buyer is showing up with a duffel bag filled with cash.

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

It markets our properties, screens our tenants, collects our rent, deposits it into our bank accounts, has full accounting and reporting features, has a tenant facing web portal & app where tenants can log in and report maintenance issues and see their account, etc, for $2/door/month - but they have a $45 minimum monthly fee... so up until you cross 22 doors it would be $45.

People trying to “wholesale” who lack knowledge of real estate principles, real estate law, the local real estate market, the market for the property type they’re trying to wholesale, etc, CAN NOT WHO;ESALE ETHICALLY no matter what they do.  

They are paying for some repairs now after I've had several issues and a brand new tenant moved out, but I'm still paying a mortgage without any rent coming in during those months. 

This is one of the biggest insulation issues second only to the attic.

The moisture issue and structural issue need to be addressed and you can do so before the insurance adjuster comes out.
