I'll always ask how previous loans went with others and they will tell me that: things drug on, wouldn't hear back for days at a time, sometimes no response at all.I make sure to get back to people immediately because from my intake from investors that's what they would like.

Meaning, the slowness is causing some STR owners to sell or start planning to sell, especially owners of not-so-special homes, owners that aren't the best fit for managing, owners that are overleveraged, and owners that are just interested in taking the equity gains and reallocating. 

We have tried to do right by our military family over the years, but I can tell you if we didn't believe in taking care of our own, I might change my views from my experiencesI have seen over the years 3rd party, that military members actually have a very hard time finding housing.

From closing to tenants moving in takes about 1 year. 

Since I've been on the tenant side of things quite a bit, I'm pretty grateful when I find a private landlord who has a reasonable pet policy (refundable pet deposit and no additional fees/pet rent), and I'm vested in taking care of the property and nurturing that relationship.

If he doesn't execute then I'm going to close on it with even better numbers. i'd be interested in taking a look at this deal
