(ours was, and most costs were reimbursed, after some PITA) *I later heard a flipper tell me their brand new roof on a sold flip leaked during the same storm, and they reimbursed the buyers - so I didn’t feel as bad :-/ *Delayed Xmas Flight I was supposed to fly to Phoenix to visit family the day before Xmas eve, but due to coordinating the final rehab, city inspections, furniture & personal items moving, and tenant re-move-in (touchy subject), I had to arrive on Xmas eve instead.

There should be a breakdown of minimum lot size , setbacks required from property lines for the building envelope on each lot, min road frontage required etc etc etc..That would be the place to start to arrive at a conceptual lot yield for your piece of property...There are many other factors that could also come into play in determining your yield but getting familiar with these ordinances will lead you in the right direction..

Aaron makes some excellent points, as well.Here's a formula some investors use...Determine the ARV.Start from 65% of the ARV.Subtract:- your profit- closing costs- cost of repairs / fix up- holding costs and other expenses... to arrive at your maximum offer price.Why 65% of ARV?
