My view is the real issue, as highlighted in the posts, are the mixed use issues which can get tricky, both practically on the compliance time required and philosophically when our rental and personal lives mix (I have a rental by a place the kids do sports and I may stop by to inspect or shovel, (and so on...etc..etc..).. so just disentangling the purpose is tricky sometimes.. much less taking off the gloves to record the miles..

@Federico Gutierrez Thanks for highlighting the problems encountered with new acquisition due to burglary, but, I am sure you are thankful it's not worse than realized.Sadly, this is an added cost to business expenses that are often not budgeted for.

I totally agree with you that this line of reasoning is very myopic for those who think that they can readily do so and become an overnight sensation in REI.The likelihood of success of this ill-conceived move from a stable W2 paycheck, to immersion in REI with no related education, experience or backup funds, though minutely achievable is tantamount to hitting the lottery.In other words the chance of success is slim to none!

I've been contemplating getting my RE license for quite a while as there are many opinions on the books and blogs I've read that highlight specific advantages of being licensed, especially if I want to acquire more investment properties (rentals, flips, and perhaps wholesale deals) in the future.A few unique variables:1) my parents own rentals that they'd like to make sure they pay me as the listing agent if and when they are to start selling these properties in the years to come.
