The house is a 3 bedroom/2 bathroom, ~2000 sq ft and closed to the Plano Senior High School.

I was gonna try to digitize the property that way I could try remote managing from 6hrs away, but with me being in school I'd like it to at least break even with a PM just in case school got crazy or a life event happened . 

 @Doug Smith and @Jay Hinrichs in Colorado the schooling and testing has a much higher bar.

I've been investing in real estate for over 30 years, brought and sold a dozen or more properties, and in the last 10 years been semiretired as a real estate professional.Much of what my wife and I have learned has been through the school of hard knocks.

Once you find a general market, you can narrow your search further by looking at crime rates, school rankings, etc. 

One thing I would keep in mind is whether the school is mostly for commuters or not.

That’s exciting that you’re ready to make that jump.There are a couple ways to find off market deals, meet ups, Facebook groups, a realtor who’s connected to wholesalers such as myself or even the old school way of sign calling.

Also of all the prospects that call we rarely if ever get one calling "wanting" to move to the OKC public schools areas.
