I run numbers based on the listing and do a VERY quick down and dirty estimate of rehab based on pictures and listing description.  

(One of them won't even call the houses by street address - he will only call out lot descriptions.)I tend to focus on the houses being repped by Auction.com, for several reasons:They actually seem to want to sell the houses.

Hello everyone,I came across a small home in my local mls listing and at first I though i misread the description but I called to confirm and the listing is a ONE bedroom home.  

@Bud Leiser - Thanks for the words of wisdom and answering my questions :)  I didn't want to make them employees, but I wondered if someone was using one of their current employees and making it part of their job description....was just curious.  

Other things to check include: was the notice of sale properly published, are there any federal tax liens, are there any liens which survive the foreclosure(in my county people borrow money from the utility company to put in a heat pump and they put a lien on your house, those liens survive the foreclosure), did they file a substitute trustee, did all parties sign the previous warranty deed, does the legal description of property match the address, are there any survey issues.

"Central Florida" is a very loose and broad geographic area.

Concentrate on the geographic area that best meets your needs. 

In the listing description you can say "Investment opportunity, paying tenant in place with lease."

Out in the farm country a rock pile setup over years on what is believed to be the boundary is treated by the courts as the boundary regardless of the legal description. 

The one issue I have with Houston is that it's  geographically located in a region that in the future, will most likely see more powerful and frequent hurricanes and flooding due to climate change / global warming.
