FSBO to make purchases more affordable; preferably properties with some kind of income - so far looking at SFR with a MH or RV pad on acreage; SFR with an orchard & fruit stand on acreage; SFR with an apartment and 2 greenhouses on acreage; a fixer 3 plex (not livable so on my remote radar; a 4 plex expired listing that's in good condition but 50% vacant (due to remote location???)

Focusing on these 2 things promises to make 2021 a fruitful year with at least a new deal or two.  

@Matthew Terry you might consider the VR biz if you want to juice the returns on your capital.

This is due to the number of equity people have in their homes and the number of buyers on the market (juiced by low-interest rates).  

For the "juice" of it all, so they can be seen by ____ voter base in a certain light.

The low hanging fruit is getting picked over pretty darn quickly!

Several fruit trees, Roof will soon likely need to be replaced, the attic is HUUGE, and full of future potential, houses in this neighborhood stay on the market no more than a couple months, and are in the $400’s She owes ~$175k I want to see this work out, because at first glance it looks like just the thing to get me started.

Also, we're looking to grow fruit trees and harvest honey through 6-7 hives any urban farmers out there!?

I also have a 70' x 10' garden in the back yard where we grow fruits and veggies. 

I'll take some low hanging fruit if it'll give me a boost . you may see a 6 CAP and want to get rid of it to move on to your target 12 CAP.
