Correct me if I’m wrong, but you want: You want the flexibility to sell each individual condo and then pull the funds into one place Then direct the funds to purchase CRE all tax-deferred at a future date TBD.To be clear, the deferred sales trust is not a time machine to freeze the sales date of your condos and then allowed to thaw that date or reset it once the funds are the deferred sales trust to execute a 1031 exchange.

The lake is freezing cold in April, May and June, but is good to go in July.

Also, its SUPER important that if you invest in colder areas that freeze that you make sure to keep heat on throughout the winter as vacancies can lead to freezing pipes (I learned the hard way... twice). 

You're in Arkansas and the ground freezes so you have to plan accordingly, with depths and turn off/blow out valves and sections.5. 

Thank you Mark, how would financing help, you would still be freezing the downpayment, granted it would be less than full cash price but you still would need to resell to recoup it.

We had 3 days of freeze warnings here in Georgia at Christmas this year. 

The house was on the market for 4 months, water and heating turned off in freezing tempuratures.

However, the GSA is a pain to deal with and they have had a "freeze in place" policy towards leases, which from what I have heard has turned into a shrink mandate.

@Michael McKay Another fun to thing to keep in mind is that without tenants there over a period of time like winter break you have to figure out who is going to go there and let the faucets drip if you're worried about pipes freezing and bursting!  

@Jennifer Williams although it is quite trendy now it is not recommended to paint exterior birck as it prohibits the brick from breathing during freeze and thaw cycles causing spalling and other damage.You will also be causing a maintence free exterior needing to be painted on a regular basis.
