This is the gap my firm is trying to fill.

The metrics to really gauge are median income per household, available in fill lots, debt levels, and the business life cycle.

I have seen 20 unit properties on the MLS with a standard agent that is selling single family homes, and I have seen 6 units on Loopnet with brokers that only focus exclusively on (fill in the threshold) type listing.  

When you actually refer deals, which is quite a lengthy process as you have to fill out several pages of information about the land you're referring (not a big deal but it used to take me 1 -2 hours) Vestright takes FOREVER to get back to you.

I've filled 3 out of 4 rooms since posting this. 

I think the main steps include filling out and submitting an application and then attending the hearing the following month to have it voted on.

While most medical professionals are good about planning for the future, the nature of how contracts get filled and where that takes the traveler often happen last minute. 

For the guest it is easy- no need to fill out an application, pay for a credit check.   

A lot of people live free this way as long as rental demand is high in their area so they can fill a vacancy in a few days instead of a few weeks or months.
